Make it vertical, properly
Cropping a horizontal video into 9:16 usually loses the subject. A good listing Reel is framed for the vertical screen from the start, so the window, the staircase or the view sits where a phone can actually show it.
Win the first two seconds
Open on your best frame, not on an establishing shot of the front door. The first image decides whether the rest gets watched. If the most striking thing about the property is the view, start with the view.
Captions are not optional
Many people watch with the sound off. Short, readable captions turn a pretty clip into one that communicates: the neighborhood, the key feature, the price band if you want to filter for serious buyers. In Dubai we caption in English and Arabic, because the audience for a single listing often reads both.
Use audio that fits the feed
Trending audio helps a Reel feel native to the platform. It should sit under the visuals and match the pace of the camera move. A slow, smooth orbit pairs better with a steady track than a frantic one.
Keep it short and give it one job
A Reel is a teaser, not a tour. Show the best of the property, tell people where to go next, and send them to the full walkthrough or the browser link. One clip, one idea, one next step.
